REAL ESTATE ASSOCIATE | LONDON
An international law firm is seeking a talented and ambitious Real Estate Associate to join its dynamic team in London. The firm's real estate practice covers all aspects of the property life cycle, from planning, construction, and development through to acquisitions, disposals, and asset management.
The team has a particular focus on corporate real estate, acting for landlords and tenants, managing development projects for major corporates, overseeing large headquarter moves, handling investment portfolios for landlords, and advising on property finance matters. Clients include multinational corporations, institutional investors, developers, landlords, and occupiers across a range of sectors, including retail, technology, finance, and hospitality.
Key Responsibilities:
- Handling acquisitions and disposals of leasehold and freehold properties, ensuring due diligence and risk assessment are meticulously conducted.
- Advising on landlord and tenant matters (primarily commercial, with some residential work), including lease negotiations, rent review clauses, and break options.
- Managing asset portfolios, including drafting and negotiating licences, wayleave agreements, and other ancillary property documentation.
- Assisting with the property aspects of corporate acquisitions and disposals, working closely with the firm's corporate team to ensure seamless transactions.
- Preparing detailed reports on title and certificates of title, identifying key issues and providing practical, solutions-focused advice.
- Conducting due diligence to satisfy banking requirements in connection with property charges, ensuring compliance with lender requirements.
- Advising landlords and tenants on complex pre-lets involving significant landlord and tenant works, construction considerations, and planning obligations.
- Managing portfolio sales and purchases, ensuring smooth and efficient transactions for high-value real estate assets.
- Acting for overseas investors in the acquisition of investment properties, providing strategic advice on structuring and financing options.
- Advising occupiers on major property developments and refurbishments, including negotiating construction contracts, warranties, and development agreements.
The Ideal Candidate:
- 1-3 PQE in real estate law.
- A strong technical background and commercial awareness.
- Excellent communication and analytical skills, a proactive approach, and the ability to work collaboratively in a high-performing team.
- Experience working on corporate real estate transactions, landlord and tenant matters, and property finance is desirable.
